§ 45-41. Preapplication procedure

  • It is recommended that, prior to the filing of an application for the approval of a preliminary plat, the subdivider first inform the village clerk of the subdivider's plans and then consult with the zoning administrator and/or the village engineer in order to obtain advice and assistance. All village engineering fees incurred shall be billed to the property owner as set forth in section 70-12 of this Code. The consultation is neither formal nor mandatory; but is intended to inform the subdivider of the purpose and objectives of these regulations, the adopted regional or county comprehensive plans or adopted plan components, and duly adopted plan implementation ordinances of the village, and to otherwise assist the subdivider in planning his/her development. In doing so, both the subdivider and the village zoning administrator and/or village engineers may reach mutual conclusions regarding the general program and objectives of the proposed development and its possible effects on the neighborhood and village, and the subdivider will gain a better understanding of the subsequent required procedures.
